Tenant Service Agreement — Please Read

1. Service Fee

StratNex Consulting Company charges a service fee of 30% (thirty percent) of one month's rent for successful property placement. This fee is due within 48 hours of lease signing and is non-refundable once the lease has been signed.

2. Property Protection Clause

Any property introduced by StratNex is protected for 6 months from the date of the first viewing. If you rent a property introduced by StratNex through any other channel within this period — including directly from the landlord or through another agent — the full 30% service fee remains payable to StratNex.

3. Viewing Conditions

Property viewings are arranged only after this agreement is accepted. StratNex will not share property addresses or landlord contact details before the service agreement is confirmed.

4. Payment Methods

Service fees are accepted via GTBank Tanzania (TZS), Grey Business account (USD), and XTransfer accounts in NGN, KES, GHS, ZAR and XAF. Payment details are provided at the time of lease signing.

5. Cancellations

If a viewing is scheduled and you wish to cancel, please provide at least 24 hours notice via WhatsApp. Repeated cancellations without notice may result in removal from our active client list.

6. Confidentiality

StratNex will not share your personal information with any third party without your consent, except as required to facilitate the property transaction.

7. No Guarantee of Availability

Property availability changes frequently. Submitting this inquiry does not guarantee that a specific property is available. StratNex will present available options matching your stated requirements.

Landlord Listing Agreement — Please Read

1. Listing Service

StratNex Consulting Company will market your property to qualified tenants at no upfront cost to you. We cover all marketing, screening, viewing coordination, and lease facilitation on your behalf.

2. Landlord Commission Fee

Upon successful placement of a tenant, StratNex charges the landlord a commission equal to one full month's rent, payable upon signing of the tenancy agreement. This applies regardless of lease duration.

  • 12-month lease: 1 full month's rent
  • 6-month lease: 1 full month's rent
  • 3-month lease: 1 full month's rent

In addition, a separate tenant commission of 30% of one month's rent is collected directly from the tenant.

3. Property Protection

Once a property is introduced to a prospective tenant by StratNex, that tenant relationship is protected for 6 months. If the landlord enters into a lease with the introduced tenant without StratNex facilitation, the full commission remains payable.

4. Exclusivity

Listing with StratNex is non-exclusive. You may continue to market your property through other channels, however the protection clause applies to all tenants introduced by StratNex.

5. Payment

Commission is payable within 48 hours of lease signing via GTBank Tanzania (TZS), USD bank transfer, or agreed alternative. Payment details are confirmed at time of signing.

6. Confidentiality

StratNex will not share your property details or personal information with parties outside the facilitation process without your consent.

Investment Advisory Agreement — Please Read

1. Advisory Engagement

By submitting this inquiry, you are formally engaging StratNex Consulting Company to provide property investment advisory services tailored to your stated objectives. This creates a binding advisory relationship between yourself and StratNex.

2. Service Fees

Investment advisory fees are negotiated individually based on the scope, complexity, and value of the mandate. No fees are payable until a formal fee agreement has been signed by both parties. However, submitting this inquiry confirms your intent to engage StratNex exclusively for the properties and opportunities we introduce.

3. Exclusivity and Protection

Any property, land parcel, development opportunity, or investment asset introduced by StratNex is protected for 12 months from the date of introduction. If you proceed with any introduced opportunity through another channel during this period, StratNex's advisory fee remains fully payable.

4. Confidentiality

All information shared during the advisory process — including your investment parameters, budget, and acquisition strategy — is treated with strict confidentiality. StratNex will not disclose your details to any third party without your written consent.

5. No Guarantee of Returns

StratNex provides advisory services based on market knowledge and professional judgement. We do not guarantee investment returns, property valuations, or market performance. All investment decisions remain solely with the client.
